Are you Independent?
Yes, this means we can offer you the choice of
every lender. We have no connections with Estate Agents
or Insurance Companies.
2. Do you charge fees?
We do not charge fees however if you wish to pay
us a fee of 1% of the purchase price you can and we
will arrange for our procuration fee from the lender
to be paid to you.

Do you work only with the police?
Predominantly yes, the Police are our first consideration.
We have recently expanded and are now working closely
with Housing Associations to enable us to offer mortgage
advice on Government Low cost Housing

What area do you cover?
We cover from Shrewsbury in the Midlands, down
to Penzance in Cornwall.

Where are you based?
Our office is in Gloucester but throughout the
year we hold Mortgage Surgeries in your place of work.

Do I need an appointment to see you at a surgery?
No, but if you need or would like to book a specific
time just contact the office.

Will someone come and see me at my home?
Yes, and evening appointments are available.

What hours are you contactable?
The office is open between 8.30 and 5.30pm Monday
to Friday, but we can also be contacted on mobiles
after hours.
9.
Will you help a friend of mine?
Yes, we are more than happy to take on referral
business from police personnel.

11. What are your qualifications?
We all have FPC & CeMap and have many years
experience working with the police and in the financial
industry.

Why should I use you, and not do it myself?
We can help you compare the various mortgage deals
(in excess of 21,000) and look at the different lenders.
We will take away the stress by utilising our dedicated
administration team which will allow you to get on
with your day to day life.

How long does it a mortgage take to go through?
A remortgage will take approximately 4-6 weeks
to completion, and a purchase can take 10-12 weeks
depending on the circumstances.

What happens if I need some help when my mortgage
is going through?
We have a dedicated administration team who are
fully qualified FPC and CeMap and our office is open
8.30 until 5.30pm.

Why shouldn’t I stay with my existing lender?
We would always explore your existing
lenders products before suggesting you go elsewhere.

How much can I borrow?
Most lenders work on Income multipliers but with
the rise in property prices, we can usually get them
to work on affordability, so it will depend on individual
circumstances.

Can I raise money for anything?
Yes, as long as it’s legal!
18.
Should I pay off my loans?
You must consider the fact that you will be converting
your unsecured debt into secured, probably extending
the term, using up your equity and as with everything,
it an individual decision, dependant on interest rates,
amount outstanding, and other personal circumstances.

Should I extend the term of my existing mortgage?
If you extend your term you will pay more interest..
but sometimes as long as you have the intention of
reducing again as the mortgage progresses, it can
be a solution to affordability.
20. Could I use a guarantor and what does
that achieve?
Yes, there are several ways of doing this. Many
lenders will accept a guarantor, it will allow you
to borrow more money and first time buyers can get
on the property ladder.
21.
Could I be a guarantor?
Yes, if you have spare income or a property and
the person you are helping is a member of your family.
22.
Can I have 100% Mortgage?
Yes, and more, up to 125%
23.
What happens if I have a bad credit history?
You can still have a mortgage however, your choice
of lender is restricted and you could have to pay
a higher interest rate.
24.
Can I own more than one property?
Yes, if you would like to purchase other properties
for investment basis or holiday home, there are specialist
lenders in this market.
